What Makes a Strong Roofer in Salt Lake County

Salt Lake County roofs take a beating. Spring hail can bruise shingles. Winter snow sits heavy on valleys and low-slope sections. Summer heat cooks asphalt. Wind lifts tabs and flashing. A good contractor checks all of that, not just the color of the shingles. The value of a professional roof inspection after a storm shows up in photos of bruised tabs, open flashing, and wet decking that a curb glance misses.

Look for licensed, insured crews that work in-house when they can. Ask how they handle ice and water shield on Utah roofs, attic ventilation for Utah homes, and seamless gutter tie-ins. Soffits in Utah roofing systems and fascia decide whether air moves and water leaves the eaves cleanly. Many homes in South Salt Lake, Millcreek, Holladay, Murray, Draper, West Valley City, Taylorsville, Midvale, Herriman, and Riverton still have older layers that need a clean tear-off.

Communication matters as much as the hammer. You want photos from the roof, a written scope, and a crew that protects landscaping. If a storm just hit, work should start with fast emergency tarps for roofs and a clear report, not a hard sell. Even a focused roof repair should include sealed vents and flashing, not only a patch on one tab.

How to Compare Local Roofing Services Without Guesswork

Start with scope. Some shops focus on asphalt tear-offs. Others add metal, flat membranes, siding, and gutters. Homes in Salt Lake County often need more than shingles. Flashing at chimneys, swamp cooler curbs, and skylights fail first, which is why a leaking skylight repair or swamp cooler removal and roof repair shows up on so many older houses. If you may add living space later, kitchen remodeling, bathroom remodeling, and basement finishing can stay on the same plan as the roof so new walls meet dry flashing. A kitchen remodel on a Salt Lake City duplex is a reminder that the roof and the interior leak path are one system.

Materials should match the climate. Architectural shingles handle many neighborhoods well, including a Landmark Weathered Wood roof replacement in West Jordan. Standing-seam metal sheds snow and lasts through big temperature swings, whether that is a structural steel roofing panel or a broader metal package. Flat roof vs pitched roof is a real choice on additions and porches. Low-slope sections often need TPO roofing, EPDM, or protective roof coatings instead of another layer of shingles. Color choice affects heat gain, so how to choose the right roofing color for your Utah home is part of the decision, not an afterthought. Siding that meets the new eaves, such as James Hardie work, should be planned with the drip edge so water does not sit behind the wall.

Ask each company how they document hail and wind for insurance. Ask who will be on your roof. Ask what they do with old nails in the yard. Those answers separate a polished listing from a team you can live with for a week. Finished examples in the our work page archive make it easier to match the bid to a house that looks like yours.

2. Whitaker Roofing Services

Whitaker Roofing Services is a Salt Lake City residential roofer with an office at 452 East 3900 South. The company has served the valley for more than three decades and is known for a repair-first approach before pushing a full tear-off. Crews work with CertainTeed and Owens Corning systems, and Whitaker is among a small group of Utah contractors authorized for CertainTeed’s higher-tier premier warranty. That matters if you want manufacturer backing tied to how the roof is installed, not only the shingle brand.

Homeowners often mention tidy job sites, magnet sweeps, and follow-up after the work is done. The shop is built around shingle replacement and residential service rather than whole-home remodeling. That focus can feel simple if your project is a standard asphalt roof in Murray, Holladay, Cottonwood Heights, or nearby cities. Ask how they handle ventilation, ice and water shield, and layered roofs common on older Salt Lake County houses. A written scope and a neighborhood reference still help you compare apples to apples.

  • Key features: Residential asphalt roofing, repair-first inspections, CertainTeed and Owens Corning credentials, post-install follow-up
  • Facts and information: Salt Lake City, Utah headquarters; decades of valley work; licensed and insured residential specialist

3. Shingle Pro Roofing

Shingle Pro Roofing is a family-run company based at 323 West Gregson Avenue in Salt Lake City. The firm concentrates on full tear-offs and reroofs instead of stacking new shingles over old layers. That policy keeps the deck visible so hidden rot, wet sheathing, and poor ventilation can be fixed before new material goes down. Shingle Pro is a CertainTeed Premier / ShingleMaster-level installer and works on both typical tract homes and more complex or historic roofs around the city.

The company also takes commercial and multi-family pitched work, so HOA buildings and small offices show up in its mix. Homeowners who want a crew that lives in tear-off work often put Shingle Pro on the bid list. The trade-off is scope. If you also need siding, a kitchen remodel, or a custom metal package, you may still bring in another trade. Ask about historic-home details, color matching, and how they protect landscaping on tight east-bench lots.

  • Key features: Full tear-offs, residential and commercial reroofs, CertainTeed certified installs, historic and custom homes
  • Facts and information: Salt Lake City headquarters; in-house, factory-trained crews; long local review history on shingle replacements

4. American Roofing

American Roofing Company has worked from 3637 South 300 West in Salt Lake City since 1954, which makes it one of the oldest roofing names in the county. It is a family operation with its own yard, warehouse, and sheet-metal shop, so flashing and custom metal can be built in house. The company handles residential, commercial, and multi-unit properties, including flat systems common on apartments, condos, and mid-size commercial buildings.

Services cover repair, replacement, maintenance, and sheet-metal work across several roof types. Manufacturer credentials include CertainTeed Gold Star and SELECT ShingleMaster status, plus BBB accreditation. A larger shop can schedule bigger jobs, though busy storm seasons can stretch timelines. American Roofing is a fit when you want a long-standing city contractor that has seen both steep shingle roofs and low-slope membranes. Confirm who will run the crew on your street and how they document hail for insurance.

  • Key features: Residential and commercial roofing, flat systems, in-house sheet metal, repairs and maintenance
  • Facts and information: Salt Lake City, Utah; family-owned since 1954; statewide reach along the Wasatch Front

5. Ascent Solar and Roofing

Ascent Solar and Roofing works from South Jordan and serves Salt Lake City, Park City, Syracuse, and nearby valley cities. Owner Jordan Jones runs a shop that pairs roofing with solar install, repair, detach-and-reset, and battery work. That combination helps when panels already sit on an aging roof or when a new shingle or metal system needs to be solar-ready from day one. The company also installs TPO, tile, standing-seam metal, and coatings, so it is not limited to asphalt.

Family ownership and insurance-claim help show up often in local feedback. Ascent holds roofing and electrical-side credentials that matter when a reroof and a solar reset happen together. If you have no panels and no plan for them, you are mainly comparing their roofing craft and communication. Homes in South Jordan, Herriman, and the south valley see this crew often. Ask who handles flashing around arrays and how they sequence the roof so the house is not left open.

  • Key features: Roof replacement, solar detach and reset, TPO and metal, insurance-backed storm work
  • Facts and information: South Jordan, Utah base; family-owned; residential and commercial roofing plus solar service

6. Roof-It, Inc.

Roof-It, Inc. is a locally owned contractor in West Valley City, with an office at 3424 West 2400 South. Owners David Johnson and Tim Johnson continue a multi-generation shop that has served Greater Salt Lake for decades. The company installs asphalt shingles, single-ply membranes, metal, and gutters for homes and commercial buildings. It is an Owens Corning Platinum Preferred contractor and carries a general roofing license plus BBB A+ accreditation.

Roof-It is often described as a practical choice for standard replacements and insurance restoration. The team will discuss tear-off versus layover only after they see how many layers are already on the deck. That conversation matters in older West Valley, Taylorsville, and Kearns neighborhoods. The company is roofing-first rather than a full remodel shop. Ask about cleanup, financing paperwork, and how they handle steep or small jobs, since they publicly say no bid is too small or too steep.

  • Key features: Asphalt and single-ply systems, gutters, insurance restoration, Owens Corning preferred installs
  • Facts and information: West Valley City, Utah; family-owned across generations; licensed general roofing contractor

7. BigHorn Roofing

BigHorn Roofing is a family-owned exterior company at 7789 South Allen Street in Midvale. Roofing is the core offer, and the shop also installs gutters, James Hardie and other siding, soffit, fascia, and Pella windows. That bundle helps when eaves, siding, and the roof all need work in the same season. BigHorn lists GAF Master Elite President’s Club credentials on residential roofing and serves Salt Lake City, Draper, Sandy, West Valley, Murray, and much of the Wasatch Front.

The company positions itself as a small-town crew rather than a giant call center. That can mean more personal scheduling, with the usual limit that storm season still fills calendars fast. BigHorn is strongest when the project is a house exterior, not a commercial membrane field. Ask whether the same crew does roof and siding, how they flash window replacements next to new shingles, and how they protect driveways on tight Midvale and Millcreek lots.

  • Key features: Residential reroofs, GAF certified installs, siding, gutters, windows
  • Facts and information: Midvale, Utah headquarters; family-owned; 20-plus years serving Utah homeowners

8. Master Roofing

Master Roofing is an owner-operated company serving Salt Lake City, Draper, Lindon, and nearby counties. The shop emphasizes in-house crews instead of day-labor subcontractors and lists training with GAF, Owens Corning, CertainTeed, and attic-ventilation programs. Services include new roofs, repairs, membrane systems such as TPO and EPDM, skylights, gutters, and snow-retention hardware that matters on steeper valley homes.

Owner-operators often stay close to the job, which homeowners like when a tear-off reveals soft decking. Master Roofing also works commercial steep-slope and some commercial certified work. It is still primarily a roofing and exterior trade, not a full interior remodeler. Compare how they specify ventilation, because hot attics shorten shingle life along the Wasatch Front. Ask who will be on site each day and how they handle HOA color rules in south-valley neighborhoods.

  • Key features: In-house residential crews, asphalt and membrane systems, skylights, snow retention
  • Facts and information: Utah-based, owner-operated; manufacturer training across major shingle brands; Salt Lake and Utah County coverage

9. Utah Roofing Pros

Utah Roofing Pros is a Salt Lake City-area contractor that markets residential and commercial roofing across Salt Lake County. The company highlights GAF Certified and Owens Corning Preferred installation, insurance-claim help, emergency service, and financing. Storm damage is a large part of the pitch, with inspections written to support wind and hail claims and staff who meet adjusters on site.

That insurance focus can help after a valley hail cell, as long as you still read the scope yourself. Utah Roofing Pros works asphalt systems and related residential and commercial repairs. It is a younger brand than some multi-decade family shops, so check recent local jobs and who actually swings the hammer. Homes in Millcreek, Holladay, Murray, and South Salt Lake fall inside the stated service area. Ask for photos of similar roofs and a clear line between repair and full replacement.

  • Key features: Residential and commercial roofing, storm inspections, insurance claim assistance, manufacturer-certified installs
  • Facts and information: Salt Lake City, Utah; locally owned; GAF and Owens Corning credentials listed on their site

10. Lifetime Roofing

Lifetime Roofing is based in North Salt Lake and has served residential and commercial clients along the Wasatch Front since 2008. The company installs shingles, metal, wood, and flat systems, plus leak repair and new-construction roofs. Manufacturer recognition has included GAF Master Elite and related award programs. Locations in North Salt Lake, Layton, and Park City mean the same brand shows up on both Salt Lake County and north-Davis jobs.

Lifetime has grown from a local shop into a larger regional crew network. That can speed scheduling after storms, while you still want to confirm which team will be on your block. The mix of metal, wood, and flat work helps older and custom homes that are not a simple architectural-shingle rectangle. Ask how they handle snow load details, chimney flashing, and daily cleanup. North Salt Lake and the north end of the county see this name often on both houses and smaller commercial roofs.

  • Key features: Shingle, metal, wood, and flat roofing; leak repair; new construction and reroofs
  • Facts and information: North Salt Lake, Utah headquarters; operating since 2008; residential and commercial service across northern Utah

11. Brady Roofing

Brady Roofing has been locally owned in Salt Lake City since 1996, with a shop at 2729 Andrew Avenue. Founder Dymon Brady’s team started in new residential construction and later added reroofs, repairs, and commercial flat work. Today the company installs architectural shingles, standing-seam and custom metal, and membrane systems such as TPO, PVC, and EPDM. Crews are trained to manufacturer standards, including GAF commercial credentials on low-slope work.

Brady is a useful comparison when a property has both steep and flat sections, which is common on additions, porches, and mixed-use buildings. The company serves Salt Lake City, Sandy, Holladay, Millcreek, West Valley, South Jordan, and nearby cities. It is roofing-focused rather than a kitchen-and-basement remodeler. Ask how they sequence commercial roofs so businesses can stay open, and how they match metal and shingle details on custom homes.

  • Key features: Residential and commercial roofing, metal and membrane systems, repairs and replacements
  • Facts and information: Salt Lake City, Utah; family-owned since 1996; W-2 crews and manufacturer-certified installs

12. RGS Exteriors and Construction

RGS Exteriors and Construction works from 4235 Farm Road in West Jordan and is best known as an exterior remodeler that also roofs homes. The family business has worked Utah exteriors for generations and runs a showroom where you can see siding, stone, metalwork, and related products before a crew shows up. James Hardie Elite Preferred status is a core credential. Gutters, gutter protection, soffit, custom metal, and siding often travel with the roof package.

RGS is a strong match when the roof is one piece of a larger curb-appeal project. Pure tear-off shoppers who only want shingles may find a roof-only specialist more direct. The West Jordan showroom helps homeowners in the south and west valley compare colors and profiles in person. Ask how roofing warranties interact with siding and gutter work, and whether one project manager stays with the job from estimate through final walk-through.

  • Key features: Roofing plus siding, gutters, custom metal, exterior remodels, showroom selections
  • Facts and information: West Jordan, Utah; multi-generation family company; James Hardie Elite Preferred installer

13. Liberty Roofing of Utah

Liberty Roofing of Utah is a locally owned contractor that serves Salt Lake County from a broader Wasatch Front footprint, with a long-running presence in Utah County as well. The company installs asphalt and metal systems, handles repairs and replacements, and talks homeowners through ventilation and material choices before a contract is signed. Customer education is part of the pitch, which helps if you want to understand why ice and water shield or ridge vent details matter in this climate.

Liberty is often compared with valley shops on residential replacements rather than large commercial membrane fields. That keeps the conversation close to single-family homes in Sandy, Draper, and the south end of Salt Lake County. Confirm licensing for the exact city where you live and ask who performs the work, in-house crew or subcontract. Request a written scope that lists underlayment, flashing, and cleanup so you can line it up against other bids.

  • Key features: Residential asphalt and metal roofing, repairs, replacements, homeowner education
  • Facts and information: Utah-based local contractor; Wasatch Front residential service including Salt Lake County communities

Roof Types That Hold Up in Salt Lake County Weather

Architectural asphalt still covers most neighborhood streets, from a Burnt Sienna Landmark roof replacement in Taylorsville to a new roof in West Valley with Landmark Moire Black shingles. Those systems work when the layers underneath are sound. What sits beneath the shingles matters as much as the color you see from the curb.

Heat is the quiet killer. The truth about heat and shingle longevity is simple: a hot attic cooks asphalt from below while Utah sun cooks it from above. Cool roofs for hot summers use lighter colors and better airflow so the home stays easier to live in.

Metal and low-slope systems fill the gaps asphalt cannot. Asphalt vs metal roofing in Utah comes down to snow shed, lifespan, and roof shape. A metal roof installation suits steeper homes. Low-slope additions often need a different product, such as a new metal roof and low-slope TPO shed in Millcreek or a new commercial TPO low-slope roof in Salt Lake City. Coatings have a place too, including GacoRoof coating over concrete waterproofing on flat sections. Even a carport roof replacement in Holladay should match the main house so water has one clean path off the property.

Roof styleBest fit in the countyWhat crews watch

Standing-seam metalSnow, sun, long-term homesFastener details, ice dams at eaves
TPO / EPDM / coatingFlat and low-slopeSeams, ponding water, UV wear

Storm Damage, Insurance, and Timing

Hail and wind drive many calls after a valley storm cell. Granules in the gutters, cracked tabs, and lifted flashing are the usual signs.  Small roof problems in Utah, and a bruise that looks cosmetic in July can leak when snow sits in a valley. Heat-cracked shingles plus hail often show up together on the same slope, which is why a roof replacement for heat-cracked shingles and hail damage is a common scope.

Documentation comes first. A free roof inspection with minor caulking in West Valley produces photos you can keep. Low-slope buildings need the same care, including hail damage on a TPO membrane roof. When the roof is open to weather, an emergency tarp on a damaged roof buys time before the tear-off. Some homes get a recovery after a claim, such as a roof recovery after hail damage, but that only works when the deck and layers underneath still hold.

Timing is local. Crews fill up after a storm across Sandy, South Jordan, and West Jordan. Getting on a calendar early keeps a small leak from staining drywall. Keep receipts, photos, and the written scope. If siding or gutters are already failing, finish those while the roof is open so water leaves the house in one path.

What to Ask Before You Sign

Ask who will be on site each day and whether the crew is in-house. Ask how gardens and driveways get protected. Ask what roofing warranties cover and what they do not, because workmanship and the shingle brand are two different promises. A warranty inspection for defective shingles is the kind of follow-up that shows whether a company stands behind the install.

Ask how they treat flashing and ventilation. Chimneys fail first on many older houses, which is why a roof repair with flashing and chimney work and a stronger chimney cap belong in the conversation. Attic heat shortens shingle life, so a powered attic fan replacement or a better ridge-vent plan should be on the scope when the attic is stale. Gutters are part of the same system. Summer gutter maintenance keeps water off fascia after the new roof is on.

Ask to see similar work. The project’s archive shows how a tear-off looks on real houses, including board and batten siding in Salt Lake City when the walls need to match the new roof lines. A local list for roofing contractors in Salt Lake City is useful only if the written scope lists underlayment, ice barrier, flashing, cleanup, and who pulls the permit.

FAQ

Who are the best roofing companies in Salt Lake County UT for a typical home?

The strongest fit is a licensed local crew that inspects the whole roof system, not just the shingles you can see from the street. Salt Lake County weather punishes valleys, flashing, swamp cooler curbs, and attic ventilation, so the company should explain those details in plain language. Homes in South Salt Lake, Millcreek, Holladay, Murray, Draper, and West Valley City often have older layers that need a clean tear-off rather than another cover. A roofing contractor that also handles gutters, soffits, and related exterior work can keep the water path consistent from ridge to ground. Written scopes and photo reports make it easier to compare two bids on the same house.

How long does a residential roof replacement take in Salt Lake County?

A straightforward asphalt tear-off on a single-family home often wraps in a few workdays when the weather holds. Steep pitches, extra layers, tile, metal, or soft decking add time because the crew has to repair what was hiding under the old roof. Flat or low-slope sections follow a different schedule than a simple shingle field. A new roof installation in Salt Lake City still depends on weather windows and how much decking needs to be replaced. Daily cleanup should be part of the plan so nails and debris do not sit in the yard overnight.

Do I need a permit for a new roof in Salt Lake County?

Many full replacements need a permit and a city inspection, and the rules can change from one city to the next inside the county. Roofing permits and regulations in Utah cover items such as ice barrier, fasteners, and ventilation, not only the shingle brand. The contractor who pulls the permit should know the local inspector’s expectations for Salt Lake City, West Jordan, Sandy, Murray, or Draper. Confirming that process in writing before tear-off day prevents delays when the job is already open. A permit also creates a record that the new roof was built to current code.

Should a hail-damaged roof in Salt Lake County be repaired or replaced?

Isolated bruises or a few missing tabs can be repaired when the rest of the roof is still sound. Widespread granule loss, cracked tabs, lifted flashing, or repeated leaks usually point to replacement, especially after valley hail and wind. Emergency roof repair after a storm in Utah often starts with protection and photos so the damage is documented before the next storm. An on-roof inspection is the clean way to separate cosmetic marks from leaks waiting to happen. Repairing a roof that is already near the end of its life often means the same house is opened twice.

Which roof materials hold up in Salt Lake County weather?

Architectural asphalt shingles remain the usual choice on many neighborhood streets because they fit HOA rules and a wide range of home styles. They still need ice and water shield in valleys, solid underlayment, and attic airflow so summer heat does not cook the deck. Standing-seam metal sheds snow and pairs well with a later solar plan, which is why metal roofing for a Utah home comes up on longer-term replacements. Flat additions and low-slope porches need membranes or coatings rather than another stack of shingles. Roof color also matters here, because darker surfaces hold more heat through long, bright summers.

Lance provided a timely inspection, estimate and installation of a shingle roof for my residence. All vents were inspected, sealed and painted to match standard roof color, turtle vents were replaced. Lance always responded quickly to answer my questions and concern. The roofers worked professionally to install and clean up upon completion. The roofers were neat, courteous and respectful. Lance provided a next day work quality inspection. I recommend Eagle Ridge for your roofing needs.

Do not use EagleRidge roofing. They replaced our roof and now it's leaking. It did thousands of dollars in damages and they are refusing to pay to fix it. We got a second roofers opinion and he verified it was their fault. His quote was cheap but now we are going to have to pay to fix it because they won't take accountability.

Lance and the team at Eagle Ridge did a great job installing a brand new metal roof for us. They also beat the other estimates we had. Despite some delays from the metal manufacturer, they had the roof underlayment on and sealed almost instantly so the framing could stay dry and they made sure that we were taken care of. The quality of work is top-notch and the roof has turned out amazing. Highly recommend!

I called Lance to inquire about my roof. Lance met with me the same day and look at it. I later reached out to have him do the work on a Sunday and he started work the following day. My roof was completed in two days! The workers did a great job and my roof looks amazing. Lance is super easy to get ahold of and does what he says he will do. I reached out to a different roofing company and was told they would come out and they never did. Several phone calls with no follow up. Lance was completely opposite of that. If you want complete transparency and a roof done right, you need to do business with him. Great guy!

I highly recommend EagleRidge roofing. First of all it’s a small company and the owner himself shows up for inspection and estimate so you know they don’t have the normal sales pitch you get like with other roofing companies, anyway Lance Raven the owner looked and fully inspected my roof and this is what i appreciate, not only his bid was the least expensive but he told me honestly I don’t need a new roof quite yet as I still have several years left and don’t need to rush for a new roof. I highly recommend Lance because of his honestly, and Integrity , he also does other projects and construction. We will use them to redo my roof when time comes.
