Signs Your Provo Home Needs a Full Roof Replacement

A repair can fix one leak. A full replacement is the better path when wear shows up across the whole roof. Small roof problems in Utah such as curling shingles, granules in the gutters, missing pieces after wind, or stains on ceilings often grow once Utah sun and freeze-thaw cycles get involved.

Many homes near BYU and along the bench have already had one or two roof cycles. Extra layers, worn flashing, and tired decking often mean a tear-off is safer than another patch. Heat-cracked shingles and hail damage are common reasons a roof moves from repair to replacement. After a storm, an emergency tarp on a damaged roof can stop water for a short time, but widespread damage still points to a new system.

A good contractor walks the roof, checks the attic, and tells you if repair still makes sense. Local roofing contractors in Provo see brittle shingles, open valleys, and failed underlayment on the same housing stock year after year. When those signs stack up, replacement protects the structure underneath.

What a Quality Roof Replacement in Provo Includes

A real replacement is more than new shingles. The crew removes old layers down to the deck, checks plywood, and replaces rotten boards. That process is why the best roof replacement Provo UT work feels different from a rushed overlay.

What sits beneath the shingles matters as much as the color you see from the street, including ice and water protection in valleys, new underlayment, drip edge, flashing, and vents. Overlays hide problems. A tear-off lets the team see the deck and fix it. Cleanup matters too. Nails, felt, and old shingles should leave with the crew, not in your yard.

Material choice should match Provo weather. Architectural asphalt is common on streets like the one in this full roof replacement in Orem, while metal and Class 4 impact shingles fit hail and snow. A roofing guide that covers ventilation, flashing, and layering helps explain why those details decide how long the new roof lasts. A new roof installation in Provo shows how the finished system should look when the layers are built in the right order.

2. Liberty Roofing of Utah

Liberty Roofing of Utah is a family-owned contractor based in Provo. The company has served Utah County and nearby cities for more than four decades with residential and commercial installation, repair, and full replacement. Homeowners in Provo, Orem, Spanish Fork, Lehi, American Fork, and Sandy often choose Liberty because the shop is local and the same family still runs the work. The team installs asphalt shingles, metal systems, and TPO on both houses and commercial buildings. Project photos show chimney waterproofing, cedar shake work, and apartment reroofs after hail. Liberty is licensed in Utah and listed as an Owens Corning contractor. A long local history helps with codes, weather, and repeat customers. Like many family shops, busy storm weeks can stretch the calendar, and some specialty design-build jobs may need extra coordination.

Key features

  • Residential and commercial roof installation, repair, and replacement
  • Asphalt, metal, TPO, and shake experience
  • Family-owned shop based in Provo
  • Free estimates and warranty-backed work

Facts and information

  • Headquarters in Provo, Utah
  • 40-plus years in Utah County roofing
  • Serves Provo, Sandy, Orem, Spanish Fork, Lehi, and American Fork
  • Utah roofing license and Owens Corning contractor listing

3. VP Roofing and Exteriors

VP Roofing and Exteriors serves Provo and the greater Salt Lake area with asphalt shingle replacements, metal roofs, repairs, and exterior work. The company stresses in-house crews instead of a rotating subcontractor model. That matters on a tear-off, when flashing, decking, and cleanup all have to stay consistent from morning to final magnet sweep. VP presents itself as a GAF Master Elite contractor, a status held by a small share of roofers nationwide. Homeowners often mention help with insurance paperwork and a tidy site after steep or complex jobs. The firm also talks about a strong workmanship promise and follow-up after the install. Coverage across both Utah County and Salt Lake County is useful if you have more than one property. Peak season can still mean waiting for a crew when hail hits several cities at once.

Key features

  • Asphalt and metal roof replacement
  • Insurance claim assistance
  • In-house installation teams
  • Residential and commercial exterior work

Facts and information

  • Serves Provo and Greater Salt Lake City
  • GAF Master Elite contractor status
  • Focus on tear-off installs rather than quick overlays
  • Known locally for steep-roof and storm work

4. Bartlett Roofing

Bartlett Roofing is a long-running roofing and restoration company that serves Provo homes and businesses from the Utah County area. The firm works with major manufacturers and lists certifications such as Owens Corning Preferred Contractor, CertainTeed Master Shingle Applicator, and GAF Certified status, along with BBB accreditation. That mix appeals to owners who want brand-name shingles and a restoration-minded process after wind or hail. Bartlett handles repairs, full replacements, and commercial roofs. Training and manufacturer ties can help when a warranty path matters. The company is regional rather than a tiny one-crew shop, which can be a plus for scheduling larger jobs. As with other multi-city firms, the feel of the project still depends on which crew shows up and how clearly the scope is written before tear-off day.

Key features

  • Residential and commercial roofing
  • Manufacturer certifications
  • Repair, replacement, and restoration
  • Brand-name shingle systems

Facts and information

  • Serves Provo and nearby Utah County cities
  • 25-plus years of roofing and restoration work
  • Owens Corning, CertainTeed, and GAF credentials listed
  • A+ BBB accreditation reported by the company

5. JM Roofing Solutions

JM Roofing Solutions is based in Centerville, Utah, and works from Provo through Ogden and the Salt Lake corridor. Owner Justino and the crew are known for full replacements, TPO, metal, asphalt, siding, and gutters. Many homeowners mention same-day tear-offs on typical houses, careful cleanup, and help when insurance wants to cover only part of the roof. The company markets personalized service and insurance-claim support. Reviews often note attention to older plywood, painted vents, and a finished look that matches the house. JM is listed with Owens Corning as JM Building Solutions at the Centerville address. The shop is smaller than statewide brands, which some people like for direct contact. Drive time from Davis County to Provo is reasonable, though storm weeks across the Wasatch Front can stack jobs.

Key features

  • Full roof replacement and maintenance
  • Asphalt, metal, and TPO systems
  • Insurance claim support
  • Siding and gutter work alongside roofing

Facts and information

  • Headquarters in Centerville, Utah
  • Serves Provo, Salt Lake City, Bountiful, Ogden, and nearby cities
  • Owner-led crews with strong local review volume
  • Owens Corning contractor profile under JM Building Solutions

6. Signature Roofing & Exteriors

Signature Roofing & Exteriors is based in Provo and serves Salt Lake County and Utah County. The company has operated since 2017 and presents itself as a second-generation roofing team that also does siding, stucco, and other exterior work. Founders talk about talking to homeowners directly instead of sending a commission-only salesperson. The firm installs shingle replacements and full metal systems for houses, HOAs, and property managers. Project write-ups include IKO Dynasty shingles in Provo and standing-seam work farther up the canyon. Signature lists a BBB A+ rating and a large set of local Google reviews. Combined crew experience is a selling point. The company is younger than some multi-decade family shops, and multi-trade scopes can take more planning when siding and roofing run on the same house.

Key features

  • Shingle and metal roof replacement
  • Siding, stucco, and exterior packages
  • Insurance claim handling
  • Work for homeowners, HOAs, and property managers

Facts and information

  • Provo, Utah headquarters
  • Serving Salt Lake and Utah County since 2017
  • BBB A+ rating listed by the company
  • Second-generation roofers with combined decades of field time

7. DaBella

DaBella is a larger exterior remodeling company with a Pleasant Grove office that serves Provo. The company installs roofs, windows, and related home exterior products and is known as a GAF Master Elite contractor. Homeowners who want manufacturer-backed warranty paths often look at that credential. DaBella walks Provo owners through material options such as GAF systems and talks through Silver Pledge and Golden Pledge style coverage on products and labor. The model is more showroom and consultation than a tiny local shop. That can feel structured and clear for people who like a set process. It can feel less personal than a one-family Provo crew. The company serves a wide list of Utah cities, so Provo is one stop on a broader route rather than the only focus.

Key features

  • Residential roof replacement with GAF systems
  • Windows and exterior remodeling in the same company
  • Manufacturer warranty programs
  • Consultation-based sales and install process

Facts and information

  • Pleasant Grove, Utah office serving Provo
  • GAF Master Elite contractor
  • Serves many Utah County and surrounding cities
  • Known for packaged exterior upgrades, not roof-only niche work

8. R.B. & Sons Roofing

R.B. & Sons Roofing is a third-generation, family-owned company that has worked Utah County and Salt Lake County since 1980. The firm uses an inspection-first process and installs residential asphalt systems when repair will not solve widespread aging or structural wear. That long family timeline is the main draw. Many Provo roofs from the 1970s and 1980s are on a second or third cycle, and a contractor who has seen those houses for decades can spot deck and flashing issues early. The company stresses honest evaluations over a hard sell. The core product set is traditional residential roofing. Owners chasing standing-seam metal, full-home remodels, or same-week emergency tarping may still compare a few specialists.

Key features

  • Residential roof repair and replacement
  • Inspection-first recommendations
  • Asphalt shingle systems built for local weather
  • Family-owned accountability

Facts and information

  • In business since 1980
  • Third-generation family company
  • Serves Utah County and Salt Lake County
  • Focus on long-term residential performance

9. Utah County Roofing Pros

Utah County Roofing Pros is based in Lehi and covers Provo, Orem, and the rest of Utah County. The company dates to 2011 and highlights GAF Master Elite certification, licensed crews, and help with insurance after storms. The pitch is simple: inspection, paperwork, tear-off, and install with one local team. The shop lists a large completed-roof count and strong Google feedback. Services include full tear-off reroofs with architectural shingles or metal, plus storm and hail work. Same-week scheduling is a talking point when weather allows. Being Lehi-based keeps Provo drive time short. The company is newer than some 40-year family names, and demand after a valley-wide storm can still slow the calendar.

Key features

  • Full tear-off and reroof with shingles or metal
  • Storm damage repair and insurance coordination
  • GAF certified installation
  • Free inspections with fast written results

Facts and information

  • Lehi, Utah base serving all of Utah County
  • In business since 2011
  • GAF Master Elite certified
  • Licensed and insured local crew model

10. Roofing Utah

Roofing Utah is a woman-owned company with a home office in Roy that regularly works in Provo. The team is open about the drive down I-15 and still treats Provo as a core service city, from Tree Streets bungalows to BYU-area rentals and newer bench builds. Services include asphalt, metal, and flat systems, plus repairs, hail and wind work, gutters, and insurance claims. The company emphasizes a straight inspection before anyone spends money. That honest-scope style fits older Provo housing, where two layers and tired decking are common. Being based in northern Utah means travel time is longer than a Provo shop. For many owners, clear communication and a wide material list offset that.

Key features

  • Full replacement in asphalt, metal, and flat systems
  • Storm, wind, and hail restoration
  • Gutter installation and repair
  • Insurance claim support

Facts and information

  • Woman-owned Utah roofing company
  • Home office in Roy, Utah, with regular Provo work
  • Serves historic, rental, and newer bench homes
  • Inspection-first approach before replacement

11. Right Way Roofing

Right Way Roofing is a licensed local contractor serving Provo and Utah County with repair, replacement, emergency roofing, TPO commercial work, snow removal, siding, gutters, soffit, and fascia. The company talks about lake-effect storms, hot sun, winter snow, and leak-prone details on older homes. That mix matches real Provo housing. Vents, valleys, and flashing fail first on many mid-century roofs. Right Way positions free inspections and straightforward recommendations as the start of every job. Emergency response is part of the offer when a leak cannot wait for a full reroof date. The firm is smaller than statewide remodel brands. Multi-trade capability is useful, though a very large commercial campus may still look at a specialist shop.

Key features

  • Roof repair and full replacement
  • Emergency roofing and snow removal
  • TPO commercial roofing
  • Gutters, soffit, fascia, and siding

Facts and information

  • Serves Provo and Utah County
  • Local licensed team with 15-plus years of experience cited
  • Hundreds of completed roofs cited by the company
  • Strong focus on weather-related leaks and older-home details

12. Blue Pine Roofing & Exteriors

Blue Pine Roofing & Exteriors serves Utah County, including Provo, Orem, Lehi, American Fork, Springville, Spanish Fork, Saratoga Springs, and Eagle Mountain. The company offers residential and commercial replacement, storm restoration, emergency tarping, warranty programs, and financing options. The site puts a lot of weight on storm documentation and insurance claim management for both homes and commercial buildings. That is useful after hail, when photos and scopes decide coverage. Emergency board-up and tarping fill the gap between a failed roof and a scheduled tear-off. Blue Pine is a county-wide operator rather than a Provo-only storefront. Owners who want a tight neighborhood shop may compare that against a Provo address, while owners who want storm processes and commercial capability may like the broader model.

Key features

  • Residential and commercial roof replacement
  • Storm damage restoration and claim support
  • Emergency tarping and board-up
  • Warranty and service programs

Facts and information

  • Serves Utah County cities including Provo
  • Residential and commercial emergency response
  • Insurance documentation as part of storm jobs
  • Exterior-focused contractor with replacement and restoration scopes

13. JuJu Roofing

JuJu Roofing serves Provo, Orem, Spanish Fork, Springville, and nearby cities and cites more than 40 years in the trade. The company handles repairs, full replacements, commercial roofs, and metal reroofs. The message is practical: if the roof is old, leaking, or worn out, replace it with a system that fits the house. Metal replacement is a visible part of the offer, with talk of durability and recyclability. Commercial work sits beside residential jobs, which helps property owners who have both a house and a small building. The brand is local and long-lived rather than a national remodel chain. Scheduling and crew size still vary with season, and specialty historic materials may need a separate conversation.

Key features

  • Residential roof replacement and repair
  • Commercial roofing
  • Metal roof replacement
  • Inspections and maintenance

Facts and information

  • 40-plus years of roofing experience cited
  • Serves Provo and surrounding Utah County cities
  • Mix of asphalt, metal, and commercial systems
  • Local service model rather than a national franchise

How Provo Weather Shapes the Right Roof

Provo roofs live through bright sun, dry heat, winter snow, and sudden wind. That mix ages cheap shingles faster than many people expect. Dark colors soak up heat. Poor ventilation cooks the attic. Heat and shingle longevity are tightly linked in Utah summers, which is why cool roof materials come up so often on west-facing slopes.

Asphalt vs metal roofing in Utah is the usual fork in the road. Architectural shingles give most Provo streets a familiar look and solid wind resistance. A structural steel roofing panel sheds snow and can last much longer when the slope and flashing are right. Weak airflow still shortens either system, which is why a powered attic fan replacement sometimes sits next to the reroof scope.

Low-slope additions and commercial sections often need a membrane instead of standard shingles. Color also changes heat load and curb appeal, which is why roofing color for a Utah home belongs in the same conversation as material type.

Material typeBest fit in ProvoWhat it handles wellWatch-outs
Architectural asphaltMost homes and rentalsWind, familiar look, many colorsHeat and age still wear the surface
Class 4 impact shinglesHail-prone slopesStorm hits and insurance conversationsStill needs good ventilation
Standing seam metalLong-hold homes on the benchSnow slide, sun, long service lifeNeeds skilled flashing details
Membrane / low-slopeAdditions and some commercialFlat or low-pitch sectionsDrainage must stay clear

Permits, Insurance, and the Replacement Process

Utah County and the City of Provo expect permits on most full replacements. A licensed contractor pulls the permit, follows code on ice barriers and ventilation, and calls for inspection. Skipping that step can cause trouble when you sell the house. Roofing warranties also depend on a clean install and the right paperwork.

Insurance often pays after hail or wind when damage is documented well. Photos, a written scope, and a contractor who can talk with the adjuster save time. A roof recover after hail damage and a hail-damaged TPO membrane roof show how storm work and full replacement can look different by building type. Many Provo homes still have two layers. Code and good practice usually call for a full tear-off instead of a third layer.

A clean process looks like this:

  • Inspection and photos, including the attic when possible
  • Written scope for tear-off, deck repairs, underlayment, flashing, and finish material
  • Permit and material order
  • Tear-off, deck fixes, new system, and daily cleanup
  • Final walkthrough and warranty paperwork

Ask who will be on your roof. In-house crews are easier to hold accountable than a rotating sub list. Our work on similar tear-offs shows how nails, felt, and old shingles should leave the site, and what happens if hidden deck rot shows up after tear-off. Summer gutter maintenance also belongs in the same plan, because clogged drainage can undo a new edge detail.

FAQ

How long does roof replacement take on a typical Provo home?

Most asphalt jobs on an average house wrap up in one to three days when the weather holds and the deck is sound. Steep roofs, extra old layers, or metal systems can take longer because flashing and panel layout need more care. Hidden rot adds time, since bad plywood has to come out before the new system goes on. A CertainTeed Landmark shingle roof replacement still depends on weather windows, material delivery, and deck repairs. A careful crew protects landscaping, picks up nails, and leaves the yard walkable each evening.

Is a tear-off better than adding a new layer of shingles?

In Provo, a tear-off is usually the smarter path. Many older homes already have more than one layer, and another layer can hide wet decking while adding weight. Tear-off lets the crew inspect plywood, replace weak boards, and add ice and water shield at eaves and valleys. That is the difference between a short-term cover and a roof built as a full system. Overlays can look fine from the street and still leave leaks in places you cannot see.

What roof lasts best through Provo sun and snow?

Architectural shingles work well for many homes when ventilation and ice protection are done right. Metal is the longer-life option for owners who want fewer replacements over the years. Metal roofing for a Utah home often fits bench houses that hold snow and take hard sun. Class 4 impact shingles help on hail-prone slopes, while low-slope additions often need a membrane instead of standard shingles. Local install quality, flashing, and airflow still matter more than the label on the bundle.

Do I need a permit for a roof replacement in Provo?

Yes, most full replacements need a permit. A licensed contractor pulls it, follows code on ice barriers and ventilation, and calls for inspection. Roofing permits and regulations in Utah protect the next owner and support the manufacturer warranty. Skipping the permit can cause trouble when the house is sold or when an insurer asks for proof of a proper install. Keep copies of the permit and the warranty packet with the rest of your home records.

What should a full roof replacement in Provo include?

A quality job is more than new shingles on top of old ones. The work starts with inspection and photos, then tear-off down to the deck, repairs to rotten boards, and new drip edge, underlayment, flashing, vents, and the finished roof. Provo sun, snow, and wind make those hidden layers as important as curb appeal. Local roofing services treat ventilation and clean flashing as part of the system, not extras. After a storm, temporary protection can stop water for a short time, then a full replacement rebuilds the roof the right way.

Lance provided a timely inspection, estimate and installation of a shingle roof for my residence. All vents were inspected, sealed and painted to match standard roof color, turtle vents were replaced. Lance always responded quickly to answer my questions and concern. The roofers worked professionally to install and clean up upon completion. The roofers were neat, courteous and respectful. Lance provided a next day work quality inspection. I recommend Eagle Ridge for your roofing needs.

Do not use EagleRidge roofing. They replaced our roof and now it's leaking. It did thousands of dollars in damages and they are refusing to pay to fix it. We got a second roofers opinion and he verified it was their fault. His quote was cheap but now we are going to have to pay to fix it because they won't take accountability.

Lance and the team at Eagle Ridge did a great job installing a brand new metal roof for us. They also beat the other estimates we had. Despite some delays from the metal manufacturer, they had the roof underlayment on and sealed almost instantly so the framing could stay dry and they made sure that we were taken care of. The quality of work is top-notch and the roof has turned out amazing. Highly recommend!

I called Lance to inquire about my roof. Lance met with me the same day and look at it. I later reached out to have him do the work on a Sunday and he started work the following day. My roof was completed in two days! The workers did a great job and my roof looks amazing. Lance is super easy to get ahold of and does what he says he will do. I reached out to a different roofing company and was told they would come out and they never did. Several phone calls with no follow up. Lance was completely opposite of that. If you want complete transparency and a roof done right, you need to do business with him. Great guy!

I highly recommend EagleRidge roofing. First of all it’s a small company and the owner himself shows up for inspection and estimate so you know they don’t have the normal sales pitch you get like with other roofing companies, anyway Lance Raven the owner looked and fully inspected my roof and this is what i appreciate, not only his bid was the least expensive but he told me honestly I don’t need a new roof quite yet as I still have several years left and don’t need to rush for a new roof. I highly recommend Lance because of his honestly, and Integrity , he also does other projects and construction. We will use them to redo my roof when time comes.
